Another great reason to use a cash buyer is that some will allow you to sell and rent back. That is, you sell your house to them, which gets you your money back quickly, and they allow you to remain in your home at an agreed rent and term. This saves the disruption of having to move as well as the the costs and stress involved in moving.

This is quite an informative article and whoever is thinking of selling his/her house quickly can definitely benefit by going through it. I do agree that the 2 most important things to bear in mind while making such a deal is looking at the money offered and the time that the deal will take to fall through.
